Delivered in 2021 on a live school campus in Cork City, this building packed four classrooms and two offices into twelve factory-finished modules. Site disruption was minimal by design: the structure reached roof level in a single day, with the school operating around it.

What made the project nationally significant came afterwards. Sustainable building consultant John Butler assessed the building using PHribbon and arrived at an embodied carbon figure of 249 kg CO₂e/m² — an A+ LETI rating for both upfront and whole-life carbon, against an RIAI benchmark of 1,000 and a 2030 target of 540. Timber structure, cellulose insulation and a lean factory process, measured and published.
